This practice is common in Florida and other coastal states. Four point inspections identify key areas of the home that most commonly result in insurance claims. HVAC (Heating, Ventilation, and Air Conditioning)
The HVAC system can be considered one of the most integral systems in your home, as it regulates the climate control within your home. Improperly installed or outdated HVAC systems elevate the risk of poor air quality and dust accumulation, potentially leading to unwanted health complications if left unchecked. During the inspection, the inspector will determine the following:
Is the System Fully Functional?
In order to pass, a homeowner must have an appropriately sized, fully functioning heating and cooling unit installed in their home. It’s important to note that fireplaces, oil furnaces and window AC units are not considered primary heating and cooling units for a home due to safety concerns and energy inefficiency.
Condition and Age of the HVAC System
The condition and age of the HVAC unit is reviewed during the inspection. The inspector will determine how well-maintained the system is and the life expectancy of the unit.

Electrical System
The inspector documents the type and condition of the home’s electrical wiring and panels and outlets, noting repairs needed. Faulty or outdated wiring causes nearly 90 percent of residential fires, so this is something insurance companies take very seriously.



Plumbing System
The inspector will document the age and type of both the water system and water heater and examine the type of pipes in your home to determine how likely they are to burst and make note of any leaks. Common plumbing issues discovered during four-point inspections include old and outdated water heaters, improper traps and water leaks.

Roofing
The inspector will look at the roof age, material, and condition. Generally, insurance companies do not insure shingle roofs more than 20 years old or tile or metal roofs more than 40 years old. However, if your roof is younger but has apparent damage outside or water leaks, it could be cause to deny coverage.
